1. Conclusion of contract
Booking requests for the apartments can be made by means of electronic data interchange. The contract becomes legally valid as soon as the booking confirmation has been sent to the guest by e-mail.
2. Binding nature of the booking
A booking only becomes binding when the guest has received the booking confirmation by e-mail and the booking price has been paid in full.
3. Payment terms
The full payment of the booking price is to be made without request at least 30 days before arrival. For short-term bookings (less than 30 days before arrival), the entire booking price is due immediately.
In the event of late payment, the host reserves the right to withdraw from the contract after a prior reminder with a deadline. It is not possible for the guest to withdraw from the contract due to non-payment. Any cancellation costs are shown in the cancellation policy.

4. Prices and services
Prices and seasons can be found on the respective pages of the apartments. The price includes the use of the rental property for the agreed duration and includes all additional costs (electricity, water, heating, internet, starter kit, cot and high chair, parking).

• A Quiet Place: Maximum occupancy: 4 people. Pets allowed.
• Bellathos: Maximum occupancy: 8 people.
• Infinity: Maximum occupancy: 5 people. Bicycles and beach chair included. Pets allowed.
• Lady Hamilton: Maximum occupancy: 2 people.
• Lotus: Maximum occupancy: 2 people. Pets allowed.
• Lucky Fox: Maximum occupancy: 4 people. E-Scooter included.
• Once Upon A Time: Maximum occupancy: 3 people. E-Scooter included.
• Athosia: Maximum occupancy: 8 people.
• A Quiet Place: Maximum occupancy: 4 people. Pets allowed.
• Bellathos: Maximum occupancy: 8 people.
• Infinity: Maximum occupancy: 5 people. Bicycles and beach chair included. Pets allowed.
• Lady Hamilton: Maximum occupancy: 2 people.

5. Arrival, departure and key collection
• Check-in: From 4:00 p.m.
• Check-out: By 10:00 a.m.
Keys are collected from a key box, the code for which will be provided in advance. The key must be returned to the designated key box on departure.
• Loss of keys: If the guest loses the key, they will be liable for the costs of replacing the locks.
• Taking the key: If the guest takes the key with them after departure, it must be returned immediately. The guest will bear any shipping costs.
• Check-out: By 10:00 a.m.

6. Cancellation policy
The guest can cancel free of charge up to 1 day before arrival. The cancellation must be made by email or via the respective booking platform. It is recommended that guests take out travel cancellation insurance. For cancellations made at short notice, the conditions set out in the booking confirmation apply.
7. Special cleaning
In the event of heavy soiling or non-compliance with the house rules or departure checklist, the host reserves the right to charge additional cleaning fees of CHF 100.

8. Defects, damage and liability
The guest is obliged to treat the rented property and its furnishings with care. Damage caused by the guest or persons accompanying them must be reported to the host immediately. If the rented property is significantly affected by defects, the guest is entitled to reduce the price or terminate the contract if no remedy has been provided after a deadline has been set.
• Liability for personal property: The host is not liable for loss, theft or damage to personal belongings of the guest or his companions. The guest is requested to store valuable items in a safe place.

9. Use of facilities and equipment
The use of the provided facilities is at the guest’s own risk. These include, among other things:
E-Scooter (Lucky Fox, Once Upon A Time)
• The use of the provided e-scooters is solely at the guest’s own risk. Before use, the guest is obliged to check the e-scooters for visible defects or damage and to ensure that they are in perfect and safe condition.
• Disclaimer: The host assumes no liability for accidents, injuries or damage caused by improper use or technical defects of the e-scooters. The guest is solely responsible for the safety of the e-scooters.
• Responsibility of the guest: The guest is liable for any damage caused by improper use, negligence or disregard of these rules.
Balcony fireplace (Lucky Fox, Once Upon A Time)
• The balcony fireplace is gas-powered and may only be used at your own risk. It may only be used by persons of legal age.
• Safety rules: Manipulating the gas bottle or fireplace and burning waste or food are prohibited. In case of violation, an additional cleaning fee of CHF 250 will be charged.
• Responsibility of the guest: The fireplace must never be left unattended. Children may only approach the fireplace when accompanied by an adult.
Bicycles (Infinity)
• The bicycles provided are for the free use of the guest. Use is at your own risk.
• Disclaimer: The host is not liable for accidents or damages resulting from the use of the bicycles.
Beach chair (Infinity)
• The beach chair is available to guests during the summer months (April to October). Use is at your own risk.
• Weather conditions: The host reserves the right to prohibit the use of the beach chair in bad weather conditions.
E-Scooter (Lucky Fox, Once Upon A Time)
• The use of the provided e-scooters is solely at the guest’s own risk. Before use, the guest is obliged to check the e-scooters for visible defects or damage and to ensure that they are in perfect and safe condition.

10. Sports equipment
Skis, snowboards and bicycles may not be stored in the rental property. There are special storage rooms available. The host assumes no liability for damage to or theft of equipment stored in these rooms.
11. Forgotten items
Items found in the rental property after the guest’s departure will be returned to the guest upon request for a processing and shipping fee. The host assumes no liability for the storage of forgotten items.
12. Shared facilities
Use of the shared facilities, such as the sauna or laundry room, is only permitted during the specified times. The guest is liable for any damage caused by improper use.
13. House rules
The guest agrees to abide by the following house rules during their stay:
• Night-time quiet period: From 10 p.m., the night-time quiet period is in effect to ensure the peace and comfort of the other guests and neighbors. The hot tub in the Lady Hamilton apartment may no longer be used after 9 p.m. to ensure the night-time quiet period.
• Waste disposal: The guest is obliged to dispose of the rubbish in the chargeable rubbish bags and to deposit these in the marked rubbish containers. For the apartments Athosia, Bellathos and Once Upon A Time, the rubbish must be disposed of in the designated disposal areas of Leukerbad.
• Cleanliness: The rented property and the surrounding grounds are to be kept in a clean condition. An additional cleaning fee will be charged for heavy soiling.
• Smoking: Smoking is strictly prohibited in the apartments. An additional cleaning fee will be charged for any violation.

14. Contractual limitations of liability
The host is not liable for failures or disruptions to the water, heating, electricity or internet supply. Liability claims due to force majeure (e.g. natural disasters, construction work) are excluded.
15. Final clauses
Amendments or supplements to the contract must be made in writing. Unilateral amendments by the guest are invalid. Should any provision of these terms and conditions be invalid, the remaining provisions shall remain unaffected.
